Key takeaways
Garden State Decks builds, replaces and repairs decks across Burlington County, NJ, including Marlton, Mount Laurel, Moorestown and Medford. Our shop is in Blackwood, about 14 miles from Marlton and 18 to 20 miles from the other three, so the county's western towns are a 25 to 35 minute drive for our crew. Each town has its own permit office and its own complications, from Pinelands boundaries to lake-community associations, and we handle that paperwork as part of the job.
We work throughout western Burlington County, and the four towns below are the ones closest to our Blackwood shop. Housing here was built mostly between the 1960s and the 1990s, which means many original pressure-treated decks are now at the end of their service life.
Marlton sits where Routes 70 and 73 cross, and it is the main community within Evesham Township. We build behind the homes of Cambridge Park and Marlton Lakes, in the Kings Grant lakes community, and around the Olde Marlton historic village. Most of the township's housing dates from the 1960s through the 1990s. Our Marlton deck builder page covers the township in detail.
Mount Laurel grew up along I-295, Turnpike Exit 4 and Routes 38 and 73, largely between the late 1960s and the 1990s. Ramblewood, Larchmont and Rancocas Woods are established neighborhoods where original decks are reaching replacement age. Holiday Village, an active adult community from the mid-1980s, is where low steps, sturdy railings and ramps matter most.
Moorestown mixes older homes in its historic district, listed on the National Register in 1990, with later neighborhoods such as Stanwick Glen and Moorestown Hunt and the Lenola section. The township created a Historic Preservation Commission in 2025, so owners near the district should ask the township whether exterior work on their property is reviewed.
Medford is lake-community country: Birchwood Lakes, Centennial Lake, Lake Pine, Oakwood Lakes and Taunton Lake are a few of its colony clubs, and most of the housing went up in the 1970s and 1980s. Medford Lakes is a separate borough next door, built around 22 lakes and known for its log cabins. Wooded lots, septic systems and association rules shape almost every deck here.
We also take projects in Maple Shade, Lumberton, Hainesport, Westampton, Cinnaminson, Delran, Willingboro, Burlington Township, Southampton, Shamong and Tabernacle. Just over the county line, we build in Cherry Hill and Voorhees, and across the rest of Camden County.
A deck in Burlington County needs a township zoning permit and then a construction permit under the New Jersey Uniform Construction Code. Permits are issued by the municipality, not the county. These are the four offices closest to our shop, checked against each township's site in October 2026.
| Township | Permit office | What the township publishes | Source |
|---|---|---|---|
| Evesham (Marlton) | Construction, 984 Tuckerton Rd · (856) 983-2914 ext. 4 | Zoning application plus the state construction permit forms. Zoning fee is $50, with up to 10 business days for zoning and up to 20 for construction. HOA approval is separate. | Township page |
| Mount Laurel | Community Development and Construction, 750 Centerton Rd · (856) 234-9686 | The township publishes a handout titled Requirements for Slabs, Patios, Decks, Etc. | Township page |
| Moorestown | Construction, 111 W 2nd St · (856) 235-0912 ext. 3018 | Zoning first, up to 10 business days, then construction review, up to 20. A deck is a building permit only unless lighting is added. | Deck permit guide |
| Medford | Planning and Zoning, 49 Union St · (609) 654-2608 | Zoning permit required for decks, $50, up to 10 business days. HOA notice or approval is part of the application. Lots on septic get a county health review. | Township page |
We file the zoning and construction applications, meet the inspector for the footing, framing and final inspections, and keep the approved plans on site. The statewide rules and 17 more South Jersey towns are in our NJ deck permit guide.
Three things make a Burlington County deck different from one in Camden or Gloucester County: the Pinelands boundary, the lake associations, and septic systems. None of them stops a deck, but each adds a step that has to happen in the right order.
The Pinelands rule for decks: the Pinelands Area covers part of Evesham, all of Medford south of Route 70, and all of Medford Lakes. A deck that is accessory to an existing single-family home does not need its own application to the Pinelands Commission, provided it stays 300 feet from wetlands or no closer to them than the existing structures. Township permits still apply.
Much of the county's housing is 30 to 60 years old, so many projects here start with an aging pressure-treated deck, and the lot usually decides the material. Shade and moisture push the choice toward capped boards, and full sun pushes it toward lighter colors.
Finished projects are in our project gallery, and financing is available.
Yes. Marlton is part of Evesham Township, so the permit goes through the Evesham construction office at 984 Tuckerton Road. A deck needs a zoning application, which carries a $50 fee and up to 10 business days for review, followed by the state construction permit, which can take up to 20 business days. Garden State Decks files both and schedules the inspections.
Not for a deck added to an existing single-family home. The Pinelands rules exempt structures that are accessory to a single-family dwelling from a Commission application, as long as the deck stays 300 feet from wetlands or no closer to them than the existing structures. The township zoning and construction permits are still required.
If your community has an association, plan on it. Evesham treats HOA approval as separate from the township permit and leaves it to the owner. Medford makes an HOA notice or approval part of the zoning application, and the township lists 48 colony clubs and homeowner associations. The same drawings prepared for the permit can go to your association.
